Thank you for your interest in being fully informed about this project. There is a PowerPoint presentation (2MB) on the Proposed Hazbeth Lane Site available for download.
Here are some facts about the proposed project on Hazbeth Lane.
- The site is a 6.6 acre(Property line shown in cyan)
undeveloped parcel at the end of Hazbeth Lane, off of Cumberland Road. - The property is practically landlocked (Proposed 1100-ft driveway shown in broken lines starting from legal street frontage on Hazbeth Lane at the cul de sac, relative to existing private roads (highlighted areas). There will be a retaining wall along new driveway per city codes, which will actually help to stabilize the hillside.)
by private roads and driveways and there are no easements for access to it. - The proposed driveway (Overlay showing project driveway to the building pad, in relation to the site, to the existing private driveway, and to the hillside next to Glenmont Rd.)
is 1100 foot long starting from street frontage on Hazbeth Lane, about 300 feet away from the existing pad at the end of Hazbeth Lane. - The existing pad
is landfill up to 13 feet deep at the bottom of a ravine, which serves as a drainage watershed for the hills above, not deemed desirable for building a home. - The hilltop bedrock
is the safest siting with the least disturbance to the hillside. - The proposed home (Home Area Square Footage
First Floor Area = 3493 sf
Upper Floor Area = 1390 sf
Covered Patios = 1275 sf
4-car Garage = 931 sf
) is 4883 square foot home with 1275 square feet of covered patios and 915 square foot 4-car garage. - The driveway along Glenmont Road will have a retaining wall finished in decorative desert sand stone exterior color.
- The retaining wall and the undeveloped grounds will be landscaped with indigenous plants, sycamore and oak trees.
- The landscaping will include water stations for the wildlife.
- The professional project design team is very knowledgeable and highly reputable in their respective fields.
The owner intends to build one home on the site. She has NO plans to subdivide for more homes now or in the foreseable near future. She does NOT wish to give up the right to subdivide in the future and devalue her property, should circumstances change in her life.
There was a Glendale City Council meeting on this project on Tuesday, March 4th. You may view the complete meeting (4:41) or view the City Council Agenda in PDF format (54KB).
